Maintenance Supervisor

Department: Property Maintenance

  • Complete service requests within the time frame specified on the requests and notify supervisor upon completion
  • After responding to a request for service by a resident, leave a copy of the Service Request in the apartment informing resident that the request has been met and if not, when.
  • Immediately respond to emergency situations (during normal business hours and/or after-hour call-outs) and correct the problems when possible or notify direct supervisor
  • Perform general maintenance such as plumbing and carpentry, electrical and appliance repairs, glass replacement, etc.
  • Perform HVAC maintenance and repairs to the best of your ability
  • Participate in safety meetings and give ideas for better resident service
  • Remove trash from vacant units; assist and complete all make-ready units
  • Pick up trash and debris on property and dispose of properly
  • Pick up trash and maintain clean parking lots
  • Empty trashcans in shop and laundry areas; clean laundries when required
  • Keep dumpster areas clean
  • Place deodorizer in dumpsters
  • Clean breezeways and remove cobwebs
  • Change light bulbs in breezeways and patios
  • Help maintain lawns and planting areas to achieve the best curb appeal for property
  • Inspect apartment meters for evidence of tampering
  • Look for safety hazards to report back to direct supervisor
  • Inspect Freon lines while picking up grounds
  • Help other Maintenance staff move appliances
  • Special projects as assigned by Property Manager and/or Maintenance Supervisor

Education, Experience and Skills Required


  • Minimum high school diploma or GED
  • 2 years of experience in related field
  • Commercial maintenance experience preferred
  • Knowledgeable of electrical, plumbing, air conditioning, carpentry and general maintenance; must be able to operate tools and equipment.
  • Ability to demonstrate excellent customer service skills through courteous and pleasant nature
  • Team-oriented:  Willingness and ability to communicate with SEI management regarding maintenance needs
  • Self-motivated, ability to work independently, strong work ethic
  • Have the desire to learn and develop technical skills
  • Must possess and maintain a valid driver’s license and be able to drive; must have a working automobile with insurance as required by state law (in order to run errands, as in picking up materials and/or supplies)

Physical Requirements:


  • Must be able to climb ladders at least thirty feet (30’) high and work on roofs, mansard roofs, and the fascia and soffit of buildings (working off ladders and scaffolds)
  • Must be able to move appliances and furniture in apartments and up and down stairs
  • Must be able to lift at least seventy five pounds (75 lbs.) with no help and more weight with help
  • Must be able to work while bending or stooping and work at high elevations or in close quarters such as inside closets or under sinks and cabinets
  • Must be able to cut and trim trees and plants (climb trees when necessary)
  • Must be able to withstand seasonal temperatures and be able to perform work day or night.
  • Must have good eyesight and hearing in order to communicate with residents and fellow employees
